This rental agreement is made between the Property owners and the Renter/Guest for said property. Availability is limited to one rental per month. Renter/Guest is free to occupy the premises during the term or for a shorter period, but no discount will be offered for vacating the premises sooner than the expiration date. ZERO TOLERANCE “PARTY” POLICY: Under no circumstances is extreme partying or irresponsible behavior tolerated. No guests other than those who have been pre-approved are allowed on the property. You will be evicted immediately and prosecuted if this behavior is observed. In the case of excessive damage through gross negligence or heavy intoxication, we reserve the right to pursue legal action and place your name on our DO NOT SERVE list which is published online as a courtesy to other vacation rental owners in the  area. Noise considerations: Napa quiet hours are 10pm to 9am and must be strictly followed. If neighbors or police report excessive noise at any time, Renter/Guests will be asked to depart with NO REFUND. No amplified music is permitted at ANY TIME, as per County Regulations. 

Fire Hazards: Property is a NON-SMOKING environment. No fireworks of any kind are allowed. 

Guests are expected to leave the property in the same general condition as found. Please refer to check-out procedures in manual located in the trailer. 

Risks/Safety: There may be conditions in and around the property that pose  hazards to guests. Property owners do not assume any liability or responsibility for any injuries that may occur on the property. 

Property owners do not bear any responsibility or liability for loss of or damage to guests’ personal property. Property owners to not bear any liability or responsibility for natural disasters, Acts of God, weather or stoppage in plumbing, water, gas or electricity. 

In the event of a dispute between the Property owner and the Renter/Guest, arising out of or relating to this agreement, including with respect to any bookings or sums billed, collected and/or distributed hereunder, the parties shall first attempt to resolve the dispute through informal good faith negotiations entered into promptly upon the the request of a party. In connections with such process, each party shall share all information relating to such matters reasonably requested by the other party. In the event such dispute is not successfully resolved within 30 days of the parties’ initial dispute resolution conversation, the matter shall be submitted to binding arbitration for resolutions. Such arbitration shall be conducted by the San Francisco, California offices (or such offices nearest San Francisco) of the Judicial Arbitration and Mediation Services, or its successor (“JAMS”). The parties shall share equally in the cost of the arbitrating subject to the arbitrator’s discretions to allocate such cost among the parties in accordance with equitable considerations. Any award, which may include legal and equitable relief, will be final and binding and judgement may be enforced by any court of competent jurisdiction.

This agreement constitutes the entire agreement between the Property owner, Renter/Guest, relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations or agreements. Each section, subsection or paragraph of this agreement shall be deemed severable and if for any reason any portion of this agreement is unenforceable, invalid or contrary to any existing or future law, such unenforcability or invalidity shall not affect the applicability or validity of any other portion of this agreement. If you damage the property, you may be charged up to $275.00.

Please note that we have recently replanted our vineyard. Therefore, be advised that although you still have complete privacy, and other vine rows in which to walk, the new vines will not be as lush and tall as they appear in the Gallery photos.
